What is a home measurement?

Home measurement services are just what they sound like: Based on what you want, an appraiser will measure the property's dimensions and square footage, then draw a basic layout. The appraiser's report is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How does a home measurement service work?

During a home measurement service, a certified appraiser measures your property with a measuring tool — generally a tape, laser measuring device, or Ipad/Lidar. As they tour the house, they note the layout of the rooms and other features, like stairs, patios, and fireplaces. They may sketch out the property. Then, the appraiser types up a report and a more detailed floorplan showing the total square footage and the general layout of the house. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a home measurement service necessary?

Real estate taxes

Tax records frequently reflect inaccurate area of a property because the values can come from several sources, and occasionally go unverified — meaning you may be taxed for more space than you have! Unless a certified appraiser has completed a recent appraisal or home measurement service on your property (after any updating that might have affected square footage), you'll need one to perform a home measurement service before attempting to dispute your taxes. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your house is worth.

Marketing a listing

A measurement service can secure a fair price for your home. Area is one of the biggest factors potential buyers consider when purchasing a home — but since square footage values are often approximated rather than properly measured, your listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the potential selling price for your home, but possibly even the number of interested buyers. The only reliable method of using a precise GLA when listing your property is to refer to a recent appraisal or measurement service executed by a certified appraiser (after any remodeling that may have affected square footage).

For real estate professionals

To ensure that your client's property closes at a price that accurately reflects true market value, we recommend asking for a measurement service for the property. Clients, and potential buyers, will be grateful for your attentiveness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a wonderful marketing tactic for attracting potential buyers because they can see the layout and attributes of the property before and after a tour.
